Who pays property transfer tax in BC?
The buyer pays PTT when the transfer is registered at the Land Title Office. Your lawyer or notary usually collects it with your closing funds.
How much is BC property transfer tax?
1% on the first $200,000, 2% from $200,000 to $2,000,000, 3% above $2,000,000, plus a further 2% on the residential part of the value above $3,000,000. A $1,000,000 home pays $18,000.
Who qualifies for the first-time home buyers' exemption?
You must be a Canadian citizen or permanent resident, have lived in BC for 12 months (or filed BC income tax returns for 2 of the last 6 years), have never owned a principal residence anywhere in the world, and have never claimed the exemption. A full exemption applies if the fair market value is $835,000 or less; a partial exemption applies up to $860,000.
How does the newly built home exemption work?
It applies to a new home used as your principal residence, with a full exemption up to $1,100,000 and a partial exemption up to $1,150,000. Confirm eligibility with your lawyer; this calculator treats it as an alternative to the first-time buyer exemption.
Is there an extra tax for foreign buyers?
Yes. Foreign nationals and foreign corporations pay an additional 20% property transfer tax on the fair market value of their share, on top of the regular tax.
